How often should a roof be inspected?
Most people don't pay much attention to their roof until it's too late. Unfortunately, by the time you have a noticeable leak inside your home, severe damage has probably been done. The best way to spot issues early is to get regular roof inspections to prevent small problems from turning into expensive repairs.

The following guidelines are stock roofing recommendations:
1. At least once per year.
Every roof should be professionally inspected at least once a year. This allows small problems, such as cracked or slipped tiles or damaged flashing, to be spotted before they cause severe damage.
In a place like London, where the weather can be all over the place throughout the year, it is especially important, as roofs tend to get damaged much more quickly.
2. After severe weather.
Roofs are most likely to be damaged after periods of bad weather, and after a storm, it could be a good time for an annual inspection. things like strong winds, heavy rain, snow, or ice, and storms are all things that might cause roof damage
Tiles can shift, flashing can loosen, and debris might cause blockages, even if from below everything looks fine, hidden problems might be there.
3. If your roof is older.
If your roof is older than 15-20 years, it may require more frequent inspections. As materials approach the end of their prescribed life span, they weaken and break more frequently. We recommend getting an inspection every 6-12 months for aged roofs.
If you want more information on the life span of your roof, check out our “How long does a London roof really last in the UK?” article.
4. When buying or selling a property.
A roof inspection should be carried out before purchasing or selling a property, as it helps ensure there are no disputes or unexpected repairs/replacements after the sale.
5.If you notice warning signs.
Any of the following means your roof should be checked immediately:
Water stains on ceilings or walls
Missing or damaged tiles
Damp or mould in the loft
Sagging or uneven roof lines
These signs often indicate damage that requires urgent attention.
